Policies:

If making reservations within 30 days of arrival, the full payment is due immediately.

Payments: We accept all major credit cards If you are within the 30 days of arrival we do require payment in full by credit card. Confirmations will be sent upon receipt of payment.

Pets: We do NOT allow any pets.

Check in time: is 3pm-9pm EST, NO early arrivals, We need this time for maintenance & cleaning crews to do their job.

Check out time: is 11am EST, NO Late Checkouts please, to allow our cleaners time to get the home ready for the next guest.

Amenities: Although this property is associated with the Chanticleer Inn Bed & Breakfast. We must keep the two properties separate to respect our Inn guest experience. Therefore, access to the main inn will be limited to the front desk area and gift shop. All other areas of the Inn property are for explicit use of our Inn guests only.

Reservation & Confirmation Deposits: Reservations are received by pushing “Book Now” button on this website. You will be redirected to the booking page, after receiving your request for reservation you will be e-mailed a confirmation.

Damage: This rental property is inspected before and after each occupancy. Rental guests have full financial responsibility for damages or extra cleaning due to misuse, negligence, missing items or pets. If damage occurs during your stay, please contact us immediately. You are responsible for damages and will be charged accordingly.

Sight Unseen & Utilities: Every effort is made to have your rental property clean and all equipment in good working order. We will not give refunds or adjustments if a property does not meet your prior expectations for the property. In the event of an appliance breakdown, utilities service disruption, we will strive to schedule repairs as soon as possible.

Information & directions: A “Welcome Letter” will be emailed to you about a week prior to your arrival. The Letter will include Inforamtion on what is available and what you may want to bring with you. If you have any questions please contact us direct.

Keys: Information on where to obtain key will be on “Welcome Letter”. Please  make sure you return the keys to Chanticleer Inn Bed & Breakfast front desk before leaving.

Cancellation Policy: Advance payments will not be refunded for cancellations unless the unit is re-rented for the same time period for the same rental income. If the property is not re-rented, the entire advance rental payment will be forfeited. If the property is re-rented, your advance payment (less a $150.00 cancellation fee) will be refunded upon receipt of payment from the new guest.

Refund Policy: No refunds will be given for early departure due to inclement weather, personal illness or any other reasons.

Rental Age Requirements: We do not rent to anyone under the age of 25 (legal photo ID required upon request). Any reservation made under false pretenses will be subject to forfeiture of advance payments and deposits. Violators will be evicted with no refund.

Property Appearance: Please be sure to keep the outside area neat and tidy as this property is visible to our Inn Guests and others.

No House Parties or Large groups: If our home is booked for these purposes without our knowledge tenants will be asked to vacate the premises immediately with no refund. Without prior approval, the Cottage may not be used as gathering places for family reunions, weddings, etc., where the number of people at the home exceeds the home’s maximum occupancy capacity. Large social gatherings of this nature will result in immediate eviction and forfeiture of all payments.

Smoking: Smoking is strictly prohibited inside our cottage. You will incur additional charges for carpet cleaning and deodorizing if any evidence of smoking is found. Smoking is permitted outside.

Breach: If a Guest or any member of their rental party violates any terms or conditions of this Agreement we reserve the right to evict and total payments, including damage deposit shall be forfeited for any days remaining under the lease term.

Waiver of Liability: The Guest will assume all responsibility for their party for the risk of using our cottage and agrees to waive any and all claims whatsoever against the property owner or Chanticleer Lodging, LLC, or it’s employees for any and all accidents or claims arising from you and/or your guests.

Access to Property: Upon reasonable notice, agents or employees will have the right to enter the property to handle maintenance issues, inspect the premises for compliance of our rental policies or to show the property to prospective rental / sales clients.

Things to Do Before You Leave: We do not charge a cleaning fee so we do ask that our guests please leave our cottage in the “general condition” as it was found, to avoid any additional charges: – Check out is 11 AM to give time to do a changeover before the next guests arrive. – All dishes cleaned and sanitized in dishwasher – All food removed from refrigerator & wiped out. – All furnishing placed in original position. – Place soiled sheets and towels in front of washer. – All trash in bags and placed in outside trash container. – Make sure all trash outside is picked up. – Close windows and lock the doors. – Check under beds, in drawers and closets for your personal items. (We are not responsible for items left behind and will charge to send items back, our time plus shipping fees). If basic cleaning is not done an extra fee will be charged.
